bOMNI helps estate agencies organise the contacts arriving in their inbox. It reads the supported portal notifications received on Gmail, extracts the contact details and the message, and links the enquiry to the matching property when it finds the references it needs.
The agent finds who wrote in, the conversation and the tasks to follow up. AI drafts help prepare a reply; reading it and sending it stays with a person.
For agencies working with portal enquiries
bOMNI is designed for Italian estate agencies of 1 to 10 people that receive enquiries from their listings and want to follow them up without rebuilding the trail from the inbox every time.
Its centre of gravity is the work on contacts. It does not handle commissions, mandates or the agency's financial reporting.
From the email to the property record
It reads the notifications received on Gmail
bOMNI recognises the supported email templates from immobiliare.it, idealista and casa.it, including phone-call notifications. The connection runs through the agency's mailbox: it is not a direct integration with the portals' APIs.
It links the enquiry when it finds the reference
Name, email, phone, message and listing code are extracted from the notification. With the right references on the property record, the enquiry is matched to the listing and follows the agent handling it. Enquiries that find no property stay on the open-enquiries board, where they can be worked on and linked. When you add a property, the system can also pick up earlier enquiries that contain its code or a recognised address.
It keeps the thread of the conversation
The contact record holds the messages, the replies and the notes taken. Email replies go out from the agency's mailbox; recognised responses come back into the matching conversation.
The tools for everyday work
Contacts and open enquiries
Contact details, conversations, working status, outcome and notes make it clear what has already happened. The dashboard leads to the lists of new contacts and of those needing follow-up.
Property archive
You collect listing data, portal codes and photographs. Properties can be active, sold or archived. The list has text search and status filters; it is not a document archive for mandates, land registry searches or floor plans.
Agency calendar
The weekly calendar connects to a shared Google Calendar. When an agent records a positive outcome along with the appointment details, the system can create the event and show it in that agent's column.
CSV import
You can import contacts and properties using bOMNI's template, with a preview of the data before importing. It is not an automatic sync with other systems.
Optional follow-up
With the module enabled, confirmed tasks and appointment reminders appear inside the app. For new agencies the module is off by default. There are no push notifications or reminder emails to agents.
The AI prepares a draft, you decide what to send
You can ask for a draft reply and edit it before sending. bOMNI does not send emails to clients on its own. The suggested text always needs checking.
You can also ask it to search the archive for contacts who might be interested in a property. The suggestions support the agent's judgement rather than replacing it.
The AI features use an external supplier, Mistral, and involve processing the text the service needs, as described in the product privacy notice.
Some actions use credits: a draft reply costs 5, an archive contact search costs 3. Priority ordering, which runs on rules rather than AI, costs 1 credit per agency per day when requested. When credits run out these features stop; the rest of the system stays usable under your plan.
How it goes in practice
The system organises the information; the agents keep outcomes, listing codes and tasks up to date. Those habits are what make the lists reflect the real work.
The enquiry arrives
Someone asks about a property through a supported portal.
bOMNI reads it and links it
The notification lands in the connected Gmail. On the next sync, bOMNI reads it and tries to link it to the property using the references available.
The agent replies
The agent opens the contact, writes the reply or asks for an AI draft, checks it and sends it.
The outcome is recorded
After speaking to the client the agent records the outcome and, if agreed, the date and time of the viewing.
The appointment lands in the calendar
With Google Calendar set up, the appointment is synced. In-app reminders require the Follow-up module to be on.
How activation works
The owner registers the agency and finds the system ready straight away. SpeedWork checks the VAT number at a later stage, without blocking access.
Automating the mailbox requires a Gmail account set up with an app password. Without connecting it you can still use the contacts, properties and import features, but email reading is off.
Getting started also requires properties with the correct references and, where the plan allows, invitations to the agents. The calendar is set up separately.

The subscription is per agency, not per user. The price includes the seats shown in the table. To add people beyond the plan's limit, choose a plan with more seats.

Free, to start on your own
One user, 30 credits and 100 emails processed a month. You can start with contacts, properties, CSV import and notifications from the supported portals. Free-form emails, as opposed to portal notifications, are not handled automatically on the Free plan.
The account starts empty, so you can set it up with your agency's data. It is not a pre-filled demo, nor a trial of the paid plans.
Essenziale, for one user with more activity
€29/month per agency, with 1 seat, 300 credits and 500 emails processed a month. It includes automatic handling of free-form emails and the option to buy top-ups.
Pro, for a team of up to five
€79/month per agency, with 5 seats included, 1,000 credits and 2,000 emails processed a month. The price covers the team within that limit: it is not multiplied by each agent.
Business, for a team of up to ten
€119/month per agency, with 10 seats included, 2,500 credits and 5,000 emails processed a month.
Credits and emails are two different things
Emails processed measure the monthly volume the service handles. Credits are used by certain actions you request in the app, not by every contact that comes in.

For example, 30 credits allow 6 drafts if they are used only to generate replies. It is an example of usage, not a separate limit on how many replies you can write yourself.
When credits run out, the features that need them stop. The rest of the system stays usable under your plan. The email thresholds come with usage warnings; any restrictions are handled under the service terms. They are not a promise of unlimited email.

Credits bought with a top-up are valid for 12 months and stay available when the plan renews, until they expire. Top-ups are not available on the Free plan. This validity applies to top-ups; it says nothing about whether the monthly credits included in the plan accumulate.
Limits and setup to know about
Each agency has 2 GB of storage and can upload up to 20 photos per property. There are no specific numeric caps on contacts and properties, within the storage and the service terms.
Automatic email reading requires Gmail with an app password. The calendar needs separate setup. The Follow-up module is optional and is not switched on automatically by buying any of the plans shown here.
Renewal and cancellation
Paid subscriptions renew monthly. You can cancel from the subscription panel in the app: the service stays available until the end of the period already paid.
Cancelling stops future renewals; it is not a promise to refund the period already paid. See the bOMNI terms for the conditions that apply.
Data and support
Agencies have separate data and owner and agent roles. Contacts linked to properties follow the visibility of the agent responsible; open enquiries and conversations have shared agency spaces.
The service uses HTTPS and daily encrypted database backups, with a second copy held elsewhere. Data export is handled by SpeedWork on request, not through a button in the app.
